Enginuity Power Systems, Dream On Dance, and Morsink Soccer Academy sign leases at Dulles business community

DULLES, VA (November 11, 2025) – St. John Properties, Inc. has signed three new leases totaling more than 20,000 square feet of flex/R&D space at Arcola Center, the company’s 34-acre business community in Dulles, Virginia. Dream On Dance and Enginuity Power Systems have leased space at 24730 Arcola Center Plaza, while Morsink Soccer Academy has occupied 24540 Arcola Center Plaza. The park is strategically located at the intersection of Loudoun County Parkway and Dulles West Boulevard.

St. John Properties is nearing completion on the first phase of development at Arcola Center, consisting of four flex/tech buildings totaling approximately 130,000 square feet. Danny Foit, St. John Properties Director of Leasing, represented the landlord in each transaction.

After renting outdoor fields for training, soccer academy leases inaugural indoor space

Kyle Morsink brings extensive soccer experience to Morsink Soccer Academy, which began when he honed his playing skills in Costa Rica, playing four years at James Madison University (JMU) and later transitioning into a coaching role with various high-performing youth teams. Morsink has held director positions at local youth clubs in the area, and brings experience as a professional scout for an international player agency. After renting outdoor fields to provide soccer training and instruction, Morsink Soccer Academy leased 11,040 square feet of space and initiated operations at Arcola Center this summer.

The academy’s Athlete Development Center a state-of-the-art training and educational facility designed to teach both physical and social skills, providing young people with a foundation for long-term success on and off the field. “Our mission is to teach holistically and not only develop great soccer players but also great people,” Morsink explained. “We utilize creative tactics to build skills and help heal injuries, while also incorporating match analysis work in our conference center. There is nothing like receiving instruction while watching yourself play on the big screen.”

“Morsink Soccer Academy is also different from our peer groups in many ways,” he added. “We offer local players a free place to knock the ball around and interact with other players, while also diving into cross-training techniques including the use of yoga. I have been exposed to soccer and soccer training techniques at various levels and our academy’s concept incorporates everything I believe that works successfully. Most of all, we want to play a positive role in the lives of the local community.”

Morsink said he chose Arcola Center because the wide spaces and high ceilings worked from a real estate perspective, combined with its location near a fertile and fast-growing area with many soccer enthusiasts. Enginuity Power Systems plans national training at Arcola Center

Alexandria-based Enginuity Power Systems selected Arcola Center as the site of its new national training center, drawn in part by its convenient location just 15 minutes from Dulles International Airport. The company, which has developed and patented machinery that generates energy to power building systems and equipment, leased 8,280 square feet and intends to open early next year, according to company Chairman and Founder Steve Niswander. Approximately 20 employees will work from the facility, which will also serve as a warehouse and distribution center. Eddie Saa of Ethos Tenant Company represented Enginuity Power Systems in this transaction. 

With a mission to enable private power generation for cleaner energy and create cost savings, Enginuity Power Systems provides generators used in residences and commercial businesses, as well as in military applications. “Our equipment is the size of a small automobile, so it is unfeasible to warehouse the products at our headquarters in Alexandria,” Niswander said. “The space at Arcola Center is highly flexible and suits our diverse needs, and we were able to install our own energy-generating equipment at the building for our usage. That was a tremendous attraction to us.”

“The business community is situated in the heart of Data Alley, where many of our customers with substantial energy requirements are located, so that is another big plus,” he added. “Our training center will regularly host employees and clients from around the country, and travel time from the airport to our site is minimal.”   

Popularity of youth-focused dance studio drives need for expanded space

Dream On Dance, founded in 2018 by entrepreneur and dancer Grace Martin, expanded to accommodate its growing roster of students ranging in age from three to 18. The studio offers a variety of classes that introduce young people to the art of dancing, develop motor and social skills, and teach advanced dance moves such as ballet, hip-hop, jazz, and tap. Dream on Dance relocated into 3,000 square feet of space at Arcola Center this summer. Ken Traenkle of Verify Commercial represented the tenant in this lease transaction.

“Teaching arts to young people is extremely important as it exposes them to an entirely different perspective, spurs the exploration of different avenues, stimulates their creativity, and provides an outlet for exercise and the development of social skills,” stated Martin, who has been dancing since age three and studied with the American Ballet Theatre and the Dance Theater of Harlem. Dream on Dance aims to provide a fun and non-competitive atmosphere that emphasizes skills and social development and an overall sense of joy.

“After outgrowing our former facility, we focused on relocating to a nearby and modern building and Arcola Center provided the perfectly-sized space, as well as the ideal timing,” she said. “We have been eying that section of Loudoun County for quite some time and the flex/R&D configuration suited our exact needs.”

Construction on next phase of Arcola Center beginning in early 2026

The four buildings nearing completion at Arcola Center range from 29,404 to 37,080 square feet and offer free parking and flexible suite sizes to support needs of professional services, tech firms, light manufacturing, retail-type uses, logistics companies, and other end-users. Each single-story building features 16- to 18-foot clear heights and has been designed to earn LEED© certification from the U.S. Green Building Council. This designation recognizes the use of sustainable and locally sourced materials, as well as construction practices that conserve energy and resources while promoting an environmentally responsible workplace.

Arcola Center is located adjacent to the Dulles Landing shopping center and the future Shops at Arcola Center. It is also within close proximity to South Riding Market Square, Avonlea Town Center, and Brambleton Town Center. Arcola Center is approximately five miles from the Dulles Toll Road (VA Route 267) and Dulles International Airport, 11 miles from Leesburg, 16 miles from Tysons Corner and 30 miles from downtown Washington, D.C. 

Dulles Gymnastics Academy, a youth-oriented gymnastics facility founded in 1972 by Deborah and Jeffrey Walk relocated to Arcola Center this summer. Holbrook said that given the sustained leasing activity, St. John Properties plans to initiate speculative construction activities on the next phase of Arcola Center in early 2026 which includes four addition flex/tech buildings..
