DENVER, CO  (December 10, 2019) – High-end mountain bike manufacturer Yeti Cycles has signed a full-building lease with St. John Properties, Inc. for 28,560 square feet of space within Corporate Center in Golden, Colorado with intentions to expand its corporate headquarters within the business park in early 2021. The new requirement at 611 Corporate Circle expands the presence of Yeti Cycles to nearly 60,000 square feet of space within the park situated at 6th Avenue and W. Colfax Avenue, adding to the company’s 30,300 square foot space at 621 Corporate Center. Approximately 60 employees are expected to work within the two facilities. Brandon Jenkins, Regional Partner for Colorado St. John Properties represented the landlord and Tanner Mason of Benchmark Commercial represented the tenant in this transaction.

Founded in 1985, Yeti Cycles makes race-bred, obsessively engineered, masterfully crafted mountain bikes proven by the fastest riders in the most demanding conditions. Based in Golden, Colorado, Yeti is owned and staffed by riders who are more likely to be out riding the company’s latest creation than sitting in a conference room.

Yeti Cycles intends to utilize the two buildings to house its administrative and sales operations, as well as all research and development, sales, product assembly, and warehouse and logistics operations. The company initially signed a lease for 8400 square feet of space within Corporate Center in 2004 and later expanded to nearly 14,000 square feet of space. Yeti Cycles subsequently moved to more than 18,000 square feet of space within 621 Corporate Circle, before occupying the entire building in late 2017.

“Consolidating into one centralized corporate campus will increase the overall efficiency of the company, especially the logistics and shipping divisions of the company, as 611 and 621 Corporate Center share a truck court,” explained Brandon Jenkins of St. John Properties. “This expansion requirement illustrates our ability to present timely solutions to the emerging and changing real estate needs of our clients. The decision by Yeti Cycles to retain their presence within Corporate Center demonstrates the attractiveness of the business environment and its strategic placement near amenities and major highways.”

“We are excited to have our long-term facility plan fully baked and continue our partnership with St. John Properties to meet our ever-expanding space needs,” stated Bill Mueller, CFO – Yeti Cycles. “The central Golden location, with access to five major trailheads all within riding distance to the office, is one of the most valuable aspects of the facility.”

Corporate Center is comprised of fourteen buildings offering more than 600,000 square feet of Flex/R&D, office, and warehouse space. The business community is situated approximately 15 miles from downtown Denver and 35 miles from Denver International Airport. It fronts W. Colfax Avenue while also featuring roadside visibility from Interstate 70 and C-470. Numerous sit-down and fast-casual restaurants, as well as hospitality amenities, are located within close proximity.

St. John Properties, Inc., founded in 1971, owns and has developed more than 20 million square feet of R&D/Flex, Office, Retail and Warehouse space in Maryland, Colorado, Louisiana, Nevada, Pennsylvania, Virginia, Utah, and Wisconsin. The company was named “2018 Developer of the Year” for the Nation by NAIOP, the Commercial Real Estate Development Association.  For more information about the company, visit sjp.mu9b0uf9-liquidwebsites.com/colorado.
