Nearly 20,000 Square Feet of Space Leased at The Discovery District at the University of Maryland
National Foreign Language Center and Loccioni join IIC Technologies to bring occupancy of 52,680 square foot building to more than 84%
BALTIMORE, MD (October 10, 2018) – St. John Properties, Inc. has signed leases with two companies at 5600 Rivertech Court representing nearly 20,000 square feet of space, bringing the 52,680 square foot Flex/R&D building at The Discovery District at the University of Maryland to more than 84% occupied. National Foreign Language Center leased 12,000 square feet of space and Loccioni USA, Inc. leased 5,000 square feet of space. These tenants will join IIC Technologies Inc., the inaugural tenant at the building that signed a 5,000 square foot lease earlier this year. Richard Williamson and Will McCullough represented the landlord in both transactions.
The National Foreign Language Center, a unit of the University of Maryland, develops workforce development material and tests, interactive courses, educational materials and custom media production. Loccioni USA, the US division of an Italy-based company, designs measurement technologies for the automotive, human care, energy and environment industries.
“The Discovery District was the natural choice for The National Foreign Language Center based on its affiliation with the University of Maryland and the requirement to interact with the University on a daily basis,” explained Richard Williamson, Senior Vice President of Leasing and Marketing for St. John Properties. “Loccioni relocated from the College Park area and consistently draws talent from the school’s graduates. The response to our product among the general business community has exceeded expectations, given the nearby amenities including The Hotel at the University of Maryland, walkable retail including Whole Foods and variety of fast-casual and sit-down restaurant options.”
St. John Properties has developed nearly 160,000 square feet of space with the 150-acre business community including 5650 Rivertech Court, a 57,120 square foot Flex/R&D building, and 5751 Rivertech Court, a 50,170 square foot Flex/R&D building 100% leased to the College Park Academy. The 150-acre business park is located less than one mile south of the University of Maryland, College Park campus in Prince George’s County.

The buildings are in UMD’s Discovery District, less than one mile from the College Park Airport, four miles from MD Route 295 and seven miles from Interstate 95. Existing tenants at The Discovery District include Earth Science Interdisciplinary Center; Food and Drug Administration Center for Food Safety and Applied Nutrition; NOAA, The University of Maryland/Pacific Northwest National Lab Joint Global Change Research Institute; the United States Department of Agriculture Animal and Plant Inspection Service and the UMD/FDA Institute for Food Safety and Applied Nutrition.
Also contained within the community is the College Park Academy, a public charter school; and The Art Walk, an outdoor public gathering area offering food trucks, art and creative seating areas. Coming soon is the Food/Art/Innovation Hall which will combine dining options, arts, entertainment, and a teaching kitchen and performance space. In addition to retail offerings, the adjacent Riverdale Park Station will include nearly 1,000 residential units.
