St. John Properties Signs Four Leases at Ashburn Crossing
ASHBURN, VA – St. John Properties, Inc.,a commercial real estate development and management company which has developed more than 23 million square feet of space across 11 states, executed four leases accounting for more than 65,000 square feet of space at Ashburn Crossing, an 80-acre mixed-use business community situated in the Ashburn section of Loudoun County, Virginia. St. John Properties recently delivered two buildings, totaling more than 90,000 square feet of flex/R&D space, with a third building comprising approximately 43,620 square feet of space set for delivery this summer. AVI-SPL, LLC signed a lease for 32,040 square feet of space at 21210 Ashburn Crossing Drive, a 46,080 square foot flex/R&D building. The Tampa, Florida based company installs equipment related to video conferencing, digital media and security systems, audio and control rooms. The group operates nearly 50 locations around the country and also maintains sites internationally. Stephanie Croghan, Bryan Rodriguez and Caleb Lewis of JLL represented the client in this transaction.
E2 Optics, LLC is relocating from St. John Properties’ Ashburn Technology Park and expanding into a 9,000 square foot space at 21220 Ashburn Crossing Drive. The woman-owned company specializes in structured cabling, audio visual systems, electronic security and wireless solutions for the data center industry.
Olive Innovative Technology signed a lease for 8,280 square feet of space at 21210 Ashburn Crossing Drive, with Pete Hutchinson of Marathon Realty representing the client. The group refurbishes and recycles computers for both business and consumer use, as well as markets a full line of computers and related equipment and accessories, including screens, laptops and notebooks.
As announced earlier this year, Direct Line Global, LLC, an international technology services provider engaged in the data center industry, leased 17,040 square feet of space at 21220 Ashburn Crossing Drive, a 46,080 square foot flex/R&D building. The lease represents an expansion from the 5,520 square foot space currently occupied by the Freemont, California-based company and, upon its expected occupancy in early 2023, Direct Line Global will nearly triple its presence within Ashburn Crossing.
Ashburn Crossing is strategically located at the intersection of Gloucester and Loudoun County Parkways. The business park presently consists of nine commercial buildings totaling approximately 350,000 square feet of flex/R&D space, with each developed for or earning LEED certification from the U.S. Green Building Council. In 2019, the business park was recognized as the top R&D/Industrial/Flex project in the region by NAIOP Northern Virginia, the premier commercial real estate industry organization. St. John Properties has developed all of Ashburn Crossing on a speculative basis – including the three most recent flex/R&D buildings comprising more than 135,000 square feet of space, as well as one retail pad site that can support a variety of end-users including a convenience store.
