St. John Properties, Inc. Welcomes Four Restaurants to Cromwell Business Park near BWI Airport

Chipotle Mexican Grill, Charleys Cheesesteaks and Wings, Hibachi Express and TropQ Pizza sign leases at 165-acre business community situated in Anne Arundel County, Maryland   

BALTIMORE, MD St. John Properties, Inc. has attracted four new restaurants to Cromwell Business Park, a 165-acre mixed-use business community situated adjacent to BWI Airport in Anne Arundel County, Maryland. Chipotle Mexican Grill, Charleys Cheesesteaks and Wings, Hibachi Express and TropQ Pizza are each expected to open at 920 Cromwell Park Drive later this year. Eric Llewellyn of St. John Properties represented the landlord in each transaction.

Chipotle Mexican Grill is known for its burritos, tacos, burrito bowls and salads utilizing high-quality raw ingredients, combined with an interactive experience that allows consumers to customize their meal. The quick service restaurant opened 121 stores nationwide last quarter and forecasts to open approximately 300 new stores in 2024. Chipotle recently announced a 7.4 percent increase in foot traffic to its stores last quarter. Andrew Segall, Segall Group represented Chipotle Mexican Grill in this lease transaction. 

The Cromwell Business Park location will feature the company’s second Chipotlane® in the Anne Arundel County area, following the opening of the restaurant’s first drive thru pickup lane concept at Lakeshore Plaza last year. Introduced in the U.S. in 2018 and available for digital orders only, Chipotlane is designed to provide customers and delivery drivers with a quick and convenient experience.

 Charleys and Hibachi Express are both owned and operated by Peter Zheng.  Charleys is part of the Charleys Cheesesteaks franchise, recognized for its grilled-to-order Philly-style cheesesteaks, gourmet French fries and natural lemonade drinks. The restaurant also specializes in chicken wings with chef-inspired rubs and sauces, and signature milkshakes. Hibachi Express is a Japanese-inspired restaurant which cooks steak, chicken, shrimp, and vegetable dishes on hibachi grills, with its meals usually served with rice, noodles, and special sauces. Hannah Yang of Mulan Realty Corporation represented both tenants in these lease transactions.

TropQ Pizza is a quick-service restaurant specializing in 10-inch, thin crust gluten-free and vegan pizza. Menu items include traditional style pizza, as well as smoothies, juices, and dairy and vegan ice cream. Founded by entrepreneur Ty DeBellotte, the Cromwell Business Park location will be the group’s second TropQ Pizza in Maryland and third overall, joining sites in Annapolis and Richmond, Virginia. DeBellotte is also eyeing expansion nationwide.

“Our premise is to address the dietary restrictions and food allergies many people deal with, and enable a family to visit one restaurant to access both traditional and vegan pizza,” DelBellotte explained. “This spot, thanks to its location off several major highways, will draw consumers from Anne Arundel and Baltimore Counties, Baltimore City, as well as travelers using the nearby airport.”

920 Cromwell Park Drive is a single-story building comprising 10,590 square feet of in-line retail space. Nearly 90,000 people reside within a three-mile radius of Cromwell Business Park, with annual household incomes exceeding $108,000. Other retailers and restaurants in Cromwell Business Park include Starbucks Coffee, WildFlower Stem + Sundry, Royal Farms, 7-Eleven, Subway, Los Portales, and Aviation Deli & Grill.
