BALTIMORE, MDCapital Women’s Care, a medical affiliate of Unified Women’s Healthcare, has signed a lease for 16,074 square feet of space at Maple Lawn, to expand its presence within the 605-acre mixed-use community located in the Fulton area of Howard County, Maryland. The women’s healthcare practice network will employ approximately 40 medical personnel and administrative staff at 8171 Maple Lawn Boulevard. Bill Jautze, Assistant Vice President, Leasing for St. John Properties represented the landlord and Joe Bradley, Senior Vice President and Principal for MacKenzie Commercial Real Estate Services represented the tenant in this transaction.

The group plans to utilize 8171 Maple Lawn Boulevard, a three-story, 95,260 square foot Class ‘A’ office building, to house its gynecology and general obstetrics practice groups, as well as a wellness and medical spa.

“Our location at Maple Lawn has proven to be an important corporate advantage, as we have been able to support the dedicated audience of women that live in the mixed-use community, as well as attract those in neighboring communities,” explained Dr. Christine Richards, Managing Physician for Capital Women’s Care. “The strategic location of the business community and access to major highways enables our group to target consumers residing not only in Howard County, but also in the greater Baltimore and Washington metro areas. We initially established a presence within Maple Lawn due to the many young families who live there and are looking to have babies, as well as the mature audiences in need of advanced healthcare services. The diversity and density of Maple Lawn has played a major role in our success and, when the opportunity to expand presented itself, we made it a priority to remain in the business community.”

Developed by Master Developer Greenebaum Enterprises and St. John Properties, Maple Lawn is widely considered the premier mixed-use community in the Baltimore-Washington region. Maple Lawn includes more than 1,300 homes seamlessly integrated with over 150,000 square feet of retail amenities and more than 1 million square feet of Class ‘A’ office and flex/R&D space. Located in Howard County adjacent to the Johns Hopkins Applied Physics campus at the intersection of MD Routes 29 and 216, the community is just 3 miles from I-95 and is ideally situated only 20 miles from Washington DC, Baltimore and BWI Airport. Tenants and residents of Maple Lawn enjoy a full range of dining, shopping and outdoor recreation opportunities all within walking distance.

Maple Lawn’s strategic position between Baltimore and Washington combined with a wide array of walkable amenities continues to attract thriving businesses such as Capital Women’s Care,” stated Matt Lenihan, Senior Vice President of Leasing for St. John Properties. “Providing high quality medical options for our tenants and residents is a key element of creating well rounded community.”
