Astec Industries Relocating Wisconsin-Area Facility and 20 Employees to Donges Bay Office Center in Mequon
Company providing infrastructure, aggregates, and mining equipment signs lease with St. John Properties for 8,353 square feet of space at two-story, 36,000 square foot building

Waukesha, WI – Kolberg-Pioneer, Inc., a division of Astec Industries, has signed a lease with St. John Properties, Inc. for 8,353 square feet of space at Donges Bay Office Center, a two-story, nearly 36,000 square foot office building in Mequon. The company, which provides equipment servicing the infrastructure, aggregates and mining industries, plans to relocate approximately 20 employees to the building located at 10375 N Baldev Court later this year. Greg Fax, Regional Partner for St. John Properties represented the landlord and Brett Garceau, SIOR with Colliers | Wisconsin represented the tenant in this transaction.
According to Albert Van Mullem, Director of Engineering, New Product Development for Astec Industries, the company intends to utilize the space to house engineering, product, and support teams. Astec, which employs more than 4,000 people worldwide, manufactures and distributes heavy equipment including jaw and cone crushes, and impactors in the aggregates sector; commercial-grade pavers used for road construction; industrial heating systems; and grinders for the forestry industry, among other products.
“Our first priority was to retain a presence within proximity to our current location to minimize any disruption to our team,” Van Mullem explained, “and moving to a new building provided us with the opportunity to design and create a space fulfilling our exact specifications. Donges Bay Office Center provides excellent curb appeal, and its position directly near major highways provides convenience to our staff and vendors. We especially love the natural light that will flow through the expansive glass lines, creating an energetic and bright indoor work environment.”
Donges Bay Office Center, positioned at the intersection of W Donges Bay Road and N Baehr Road, features a glass and brick exterior, two-story atrium lobby, and newly-renovated common areas. The asset, which was acquired by St. John Properties in 2022, is approximately 10 minutes west of Interstate 43 and less than 20 minutes east of Highway 41/45. Milwaukee Mitchell International Airport is just over 20 miles from the site, and Madison is less than 90 miles away. Additional nearby amenities include Walmart, Foxton Brewing, Ozaukee Country Club, North Shore Country Club, and Milwaukee Country Club.
Since opening its Wisconsin regional office in 1987, St. John Properties has developed more than 1.6 million square feet of space across 16 projects in the greater Madison and Milwaukee metropolitan areas.
“Our decision to acquire this asset at below-replacement cost and immediately invest in an interior and exterior improvement strategy continues to pay dividends,” stated Fax of St. John Properties. “The high-utility spaces can accommodate a diverse range of uses including professional services and medical/healthcare-related tenants, and this lease continues the robust momentum we have generated.”
