St. John Properties Recognized at 2026 NAIOP Maryland Awards of Excellence
The NAIOP Maryland Awards of Excellence is a bi-annual event celebrating innovation and excellence in regional commercial real estate development and professionals. This year’s program honored 10 different companies and 10 commercial real estate professionals in 18 separate categories at an event held on April 22, 2026 at the Baltimore Marriott Waterfront in Baltimore, Maryland.
NAIOP Maryland has nearly 400 members and is comprised of individuals working for real estate development companies, brokerage firms and affiliated companies such as financial institutions, architectural firms, and engineers.
NAIOP is the nation’s leading trade association for developers, owners, investors, and other professionals in industrial, office and mixed-use commercial real estate. Comprising more than 21,000 members in chapters throughout North America, the organization provides networking opportunities, educational programs, research on trends and innovations and strong legislative representation.
St. John Properties took home two project-focused awards and one individual award, highlighting our talented in-house development, construction, leasing and design teams.
Lifetime Achievement Award
Lawrence F. Maykrantz
President and Chief Executive Officer of St. John Properties, Inc.
Lawrence Maykrantz was named winner of the NAIOP Maryland Lifetime Achievement Award based on his accomplishments in acquisition and disposition, development, and investments for more than 44 years, as well as his continued support of NAIOP Maryland and the CRE community.
When asked to list his greatest career accomplishments, Maykrantz responded “successfully navigating the company through several commercial real estate downturns and economic recessions, with the 1991 banking crisis being the most tenuous period.”
“Real estate is unique because it impacts nearly every business and individual daily and is one of the few assets that appreciates over time. Like any industries it has ups and downs, but CRE offers tremendous long-term opportunities,” he said. “I highly recommend it for those looking to build an exciting and fulfilling career.”

Best Build-to-Suit Warehouse
Rosedale Roofing Headquarters
Greenleigh | Middle River, Maryland
Building on a more than 50-year relationship, St. John Properties formed a joint venture partnership with Rosedale Roofing to construct and build out the family-owned roofing company’s new headquarters. The 36,120 square foot LEED Silver certified flex/R&D building is situated the Greenleigh mixed-use community, and houses the company’s corporate offices, state-of-the-art metal shop and distribution warehouse all under one roof.
The building’s beautiful interiors are punctuated by inset tin ceilings, residential-style crown molding, and chandeliers. Rosedale Roofing’s headquarters also features a stately conference room, fully equipped fitness center and 100-person locker room, service department bullpen, mechanics workshop, and a top-of-the-line kitchen.
The onsite metal shop is home to top of the line equipment, and the distribution warehouse features automatic skylights that open and close with rain sensors. The warehouse areas at Rosedale Roofing also house a H3 hazard rated area, truck-mounted cranes, in-rack sprinkler systems, and a hydraulic conveyor system, all installed by St. John Properties’ in-house teams.

8150 Maple Lawn Boulevard

Delivered in May 2024, 8150 Maple Lawn Boulevard is a speculatively built Class ‘A’ office building that stands out among the business district’s other best-in-class buildings with its modern appearance, eco-friendly elements, and tenant amenities. The building, which cost nearly $15 million to construct, includes a sleek lobby with dramatic open stairwell, two large outdoor amenity areas that flank the building with Louvered Pergolas, shade trees, and a pavilion with seating.
The LEED Gold certified building’s sustainable features include two electric vehicle charging stations and a rooftop solar array that produces enough energy to power 14 U.S. homes for a full year.
