Siemens Corporation to Relocate Maryland-Area Office and 110 Employees to 14400 Sweitzer Lane in Laurel

Germany-based global technology company signed 26,891 square foot lease with St. John Properties with plans to begin operations in June
BALTIMORE, MD – Siemens Corporation, the United States entity of Germany-based global technology company Siemens AG, has signed a lease with St. John Properties, Inc.for 26,891 square feet of office space at 14400 Sweitzer Lane in Laurel, Maryland. The group, which is engaged in the industry, infrastructure, transport, and healthcare sectors intends to relocate its Maryland-area operations and approximately 110 employees to the four-story, 120,904 square foot Class ‘A’ office building in June. Bill Jautze, Assistant Vice President, Leasing for St. John Properties represented the landlord, and CBRE’s Mike Gillman represented the tenant in this transaction.
This Siemens office is relocating from a nearby building and plans to use the new facility to house office, collaboration, and training space. The company’s US arm provides digitalization, automation and sustainable infrastructure solutions to key vertical industries.
According to Rickie Golden, Asset Management Head for Siemens Real Estate Americas – Office – US East Region, 14400 Sweitzer Lane was selected based on the all-electric configuration of the building, which aligns with Siemens’s decarbonization goals, the building’s modern and elevated design features, and reputation of the landlord. “The location is convenient for our employees, we are excited about the building’s sustainability features and elevated design, and we are aware of St. John Properties’ excellent reputation – all important considerations for us, in addition to finding a space that’s exactly the right size for our needs. Following its 2020 acquisition of the brick and ribbon-glass building, St. John Properties initiated nearly $1.5 million in interior and exterior improvements to enhance the property’s suitability for multi-tenant occupancy, while elevating its overall aesthetic appeal. Improvements included upgrades to the two-story lobby and common areas, the addition of a state-of-the-art fitness center, and a “Grab & Co Market” food amenity. 14400 Sweitzer Lane features floorplates measuring 30,000 square feet of space, an outdoor patio and a free, surface parking lot that can accommodate 400 vehicles. The building is located one exit from the Intercounty Connector (MD Route 200), is adjacent to MD Route 198, 13 miles from Columbia and approximately 20 miles from Washington, D.C., and Baltimore. In addition, Fort Meade/NSA, NASA Goddard Space Flight Center, and the Food and Drug Administration headquarters are less than 15 minutes away.
