Speculative Development Underway for Final Three Buildings at Maple Lawn
Greenebaum Enterprises & St. John Properties set to develop two medical office buildings and one inline retail building cumulatively totaling nearly 85,000 square feet
BALTIMORE, MD (May 8, 2024) – A joint venture partnership between Greenebaum Enterprises and St. John Properties, Inc. has revealed plans to construct the final three commercial buildings at Maple Lawn, a 605-acre mixed-use community in Howard County, Maryland. Development activities for the two medical office buildings and one inline retail building, cumulatively totaling nearly 85,000 square feet, are currently underway. All three buildings are being developed on a speculative basis with lease inquiries starting immediately. Upon the expected delivery in late 2025, Maple Lawn will total 1.8 million square feet of Class ‘A’ office, flex/R&D, and retail space within Maple Lawn.

According to St. John Properties, medical office buildings (MOBs) have a particularly optimistic future given the trend among consumers to seek health and wellness treatments at locations other than large hospital facilities located in urban areas. This preference has led to the proliferation of medical-oriented facilities in suburban business communities, as well as facilities contained in retail centers alongside traditional tenants. In both instances, proximity to where consumers live, as well as the convenience of free parking, are major aspects in leasing decisions. The Baltimore-Washington, D.C. corridor is also fertile ground for highly skilled medical professionals and workers.
The new buildings include 7585 Maple Lawn Boulevard, a three-story, 39,000 square foot Class ‘A’ medical office building; 7575 Maple Lawn Boulevard, a two-story, 28,000 Class ‘A’ medical office building; and 7415 Maple Lawn Boulevard, a 17,000 square foot single-story inline retail building. The MOBs will feature 10-foot clear ceiling heights, large and open floorplates, and automatic doors to facilitate ease of entry. They have been designed to earn LEED certification from the U.S. Green Building Council to support healthier indoor environments, reduce operating costs and use energy more efficiently. All three buildings are positioned along the northern entrance to the community, near Maple Lawn Boulevard and Johns Hopkins Road.
With Greenebaum Enterprises acting as master developer, the partnership developed Maple Lawn, which presently consists of more than 1,300 homes, more than 1.6 million square feet of Class ‘A’ office and flex/R&D space, and is supported by more than 215,000 square feet of retail amenities. Maple Lawn is home to a variety of businesses, including Cisco Systems, DataTribe, Johns Hopkins Medicine, KBR, Kennedy Krieger, New Day, Presidio, Raytheon, and Window Nation.

Earlier this year, the partnership acquired a 12.5-acre site directly adjacent to Maple Lawn within Montpelier Research Park. The two development companies subsequently announced plans to speculatively develop two single-story flex/R&D buildings, comprising nearly 70,000 square feet of space on the site, with delivery anticipated in 2026.
Maple Lawn is situated near the intersection of MD Route 29 and Johns Hopkins Road, Montpelier Research Park is located three miles from I-95, 11 miles from BWI Airport, and 20 miles from Washington DC and Baltimore.
