Power Solutions Leases 93,800 Square Feet at Arcadia Business Park in Frederick
Electrical contractor selects St. John Properties’ Arcadia Business Park to house company’s expanded prefabrication and warehouse operations, and employ approximately 90 full-time workers
FREDERICK, MD – Power Solutions, LLC, a commercial electrical contractor headquartered in Bowie, Maryland, has leased two contiguous spaces at Arcadia Business Park in Frederick, Maryland comprising 93,800 square feet. This represents the company’s fourth lease with St. John Properties, Inc., adding to its 48,720 square foot headquarters in Melford Town Center in Prince George’s County, as well as a 23,280 square foot presence at Ashburn Crossing in Loudoun County, Virginia for a total of more than 165,000 square feet. Power Solutions also maintains a regional office in Newport News, Virginia. Danny Foit of St. John Properties represented the landlord and Jon Casella of CBRE represented the tenant in this transaction.
Power Solutions provides electrical construction and maintenance on projects throughout the Mid-Atlantic region with an emphasis on data centers, hospitals, medical laboratories, telecommunications centers, and government facilities. In recent years, the company has built more than 16 million square feet of data center and associated support space and completed installations for customers including Aligned Data Centers, Digital Realty, NTT, Vantage and Verizon. Additional large-scale projects have been completed for Kirkland & Ellis, Deloitte, and Bell Helicopter.
Approximately 90 full-time employees are expected to work from 4754 Arcadia Drive, a one-story bulk-warehouse building equipped with more than 125,000 square feet of high-bay space which was delivered this year. Power Solutions intends to use the space to prefabricate and store piping and electrical parts for current and upcoming projects with an emphasis on data center construction and maintenance.

Arcadia Business Park is located at MD Route 85 (Buckeystown Pike) and Arcadia Drive. The business community currently features four single-story flex/R&D buildings totaling more than 160,000 square feet in addition to two high-bay warehouse buildings comprising nearly 240,000 square feet. It is positioned within close proximity to Interstates 270 and other nearby major roadways including Interstate 70, US 15 and MD Route 355 providing immediate access to points throughout Frederick, the suburbs of Washington, D.C., and Baltimore, as well as Northern Virginia. Loudoun County, Virginia and Montgomery County, Maryland are located 10 miles away.

According to the Loudoun County Department of Economic Development, more than 25 million square feet of data centers are currently operational with another 4 million in development. Data Center Knowledge reports that “Frederick County is fast becoming a highly attractive data center location in the greater Washington Metro Area, offering an inviting range of site opportunities, energy and water infrastructure, tax advantages and a business environment with lower operating costs when compared to nearby regions.” Fannie Mae, Quantum Loophole, Marriott International, and the United States Social Security Administration operate large data centers in Frederick County.
