“While working on plans to reconfigure a portion of Baltimore Crossroads and incorporate more significant residential and retail product offerings, our design partner explained that the community contained every fundamental necessary to achieve our vision,” Sean Doordan (pictured second from right), Senior Vice President of Leasing and Acquisitions for St. John Properties relayed to the audience attending the Bisnow “Future of Baltimore County” Event. “With the presence of modern highways, water amenities, an airport, MARC Station and an existing business community, all the metrics started to hit, and they believed we would be able to successfully execute our new development plan. Up until that point, Baltimore Crossroads entailed a straight commercial play, and, upon the urging of then Baltimore County Executive Kevin Kamenetz, we added an upscale residential element,” he added.
The panel was moderated by (far left) David Karceski, Venable with panelists including Andrew Hanson, Conifer Realty; Steve Marker, Brightview Senior Living and Eric Walter, Greenberg Gibbons.
“Together with partners Somerset Construction Company and Elm Street Development, we incorporated every asset class into the new Greenleigh at Crossroads section,” Doordan said. “Our vision was to emulate what was successful at Maple Lawn in Howard County, another mixed-use community that we are developing in partnership with master developer Greenebaum Enterprises. That project served as our inspiration and we wanted to set the bar high in Baltimore County.”
“We maintain high confidence in the commercial office product category in that sub-market, as evidenced by the new speculative buildings that we continue to develop at Greenleigh. We executed a significant full-building lease with Stanley Black & Decker and activity remains extremely strong in our mid-rise and single-story buildings.
“At Greenleigh and many of our other business communities around the State, we embrace placemaking principles and believe tenants value features such as walking paths, benches, public gathering spaces and walkable amenities. This is the feedback we hear from our clients and we continue to deliver these elements,” Doordan concluded.
