The Boeing Company Electronics and Mission Systems Signs 26,000 Square Foot Lease with St. John Properties at The GATE

BALTIMORE (November 29, 2010) – The Boeing Company (NYSE:BA) Electronic and Mission Systems Division (E&MS) has signed a lease with St. John Properties for 26,000 square feet of space at The Government and Technology Enterprise (The GATE) project, a 416-acre business community located within Aberdeen Proving Ground (APG) in Harford County. This new requirement, which will occupy a full floor within 6200 Guardian Gateway, adds to Boeing’s existing presence at The GATE. More than 100 new employees are expected to locate to this recently-completed building in early 2012. The E&MS division will support the Command, Control, Computer, Communication, Intelligence, Surveillance and Reconnaissance (C4ISR) Command operations, a two-phase, 2.5 million square foot campus that opened last month within APG. With more than 7,200 employee positions, 120 laboratories and 80,000 pieces of equipment already moved to APG, the C4ISR facility is generally recognized as the primary driver stimulating BRAC-related commercial real estate activities. As the only commercial development on APG, The GATE provides an embedded physical location and the potential for a direct IT connection to C4ISR.

The Boeing Company recently formed the E&MS division, which contains Argon ST, Digital Receiver Technology (DRT) and Boeing’s tactical intelligence, surveillance and reconnaissance (ISR) programs, and will operate as part of the Boeing Network and Space Systems unit. The Fairfax, Virginia-based E&MS division will focus on network-enabled C4ISR systems and will be the primary entity for developing technology specified by the U.S. Navy. 6200 Guardian Gateway is a three-story, 75,000 square foot Class “A” office building that will achieve Leadership in Energy and Environmental Design® (LEED) Silver Certification for environmental sustainability. These include a high-efficiency HVAC (heating, ventilating and air conditioning) system, high performance windows, sustainable lavatory fixtures, a white thermoplastic polyolefin (TPO) roofing system, significant open space and wetland/forest preserves, drought-tolerant landscaping, and low VOC (volatile organic compounds) paints, carpets and adhesives. In addition, the building contains connections to APG’s secure IT network and will comply with federal antiterrorism/force protection requirements.

St. John Properties has the capacity to build up to two million square feet of Class “A” multi-story and single-story space, as well as research and development (R&D) flex/office and retail space at The GATE project. The Baltimore-based commercial real estate company also has the option to situate future buildings outside or inside the secure perimeter of APG.
