St. John Properties Signs First Two Leases at 12th Street Exchange in Marriott-Slaterville, UT

Swags Detailing and TEC Management each sign 2,760 square foot leases

MARRIOTT-SLATERVILLE, UTSt. John Properties, Inc. has signed its first two leases at 12th Street Exchange, a 19-acre mixed-use business community in Marriott-Slaterville that is configured to support approximately 170,000 square feet of flex/R&D and retail space. Swags Detailing, LLC and TEC Management, LLC each signed leases for 2,760 square feet of space, with both groups scheduled to take occupancy at the Weber County business community later this year. Scott Gifford, Assistant Vice President of Leasing for St. John Properties represented the landlord and Mike Medina and Alberto Vazquez of Mountain West Commercial Real Estate represented the tenants in both transactions.   

The new 12th Street Exchange location represents the third for Swags Detailing, a locally-owned company which provides premium detailing services to the auto and marine industries. Swags, which stands for Sweet Wheels And Great Shine, currently operates locations in Heber City and Salt Lake City, and was searching for a new facility serving customers enroute to popular boating locations north of the Ogden area. Swags Detailing specializes in vehicle, boat and recreational vehicle cleaning, paint correction, ceramic coating, window tinting, minor dent removal, customization work, and headlight restoration.  

“Our business is expanding rapidly, and the new 12th Street Exchange will entice a new wave of customers in need of services for premium detailing services,” explained Keith Ward, Swags Detailing’s Ogden Location Manager. “The business community’s placement near Interstate 15 and three lakes  was the initial draw and, upon investigating further, the building’s open space layout, high ceilings and dock and drive-in loading perfectly suited our real estate requirements.”

Approximately four employees will initially work in the new location. Swags Detailing has also developed their own proprietary line of detailing products, Swags Sauce, that will be available in the 12th Street Exchange location.

TEC Management provides marketing, asset and property management, property inspections, tenant move-out, legal, and financial services to owners and investors of multifamily communities. Founded more than 20 years ago, the group currently serves customers throughout the Northern Utah region including David, Salt Lake, and Weber Counties.   

1786 W 12th Street is a single-story building comprising 54,406 square feet of flex/R&D space equipped with 18-foot ceiling heights and rear dock and drive-in loading. Located at the intersection of 1200 South and S 1900 West, the building was the first asset delivered at 12th Street Exchange. Situated less than two miles from Interstate 15 and less than 40 miles from Salt Lake City in Weber County, more than 20,000 vehicles pass the site daily. Upon full build-out, 12th Street Exchange will include two flex/R&D buildings and two retail buildings. St. John Properties is also marketing a 1.5-acre pad site positioned at the intersection of S 1900 West and W 1200 South Street.
