St. John Properties Leases More Than 16,000 Square Feet of Space Within Ashburn Technology Park in Northern Virginia

ASHBURN, VA (January 3, 2012) – St. John Properties, Inc. leased more than 16,000 square feet of additional space at Ashburn Technology Park with the expansion of Brimtek, which nearly doubled its existing lease to approximately 11,000 square feet of space, coupled with the Dulles Association of Realtors signing a 6,000 square foot lease. The companies are located in two separate single-story office/R&D/flex buildings within the 336,000 square foot, six-building business community located on 46 acres near Washington Dulles International Airport.

Brimtek, a government contractor for the United States Department of Defense and other federal agencies, expanded to approximately 11,000 square feet of space at 21660 Red Rum Drive, a 57,120 square foot building that includes tenants such as Volkswagen and Loudoun County. Kevin Goeller and Travis Glennon of NAI KLNB presented the tenant and Matt Holbrook and Danny Severn of St. John Properties represented the landlord in this transaction. Brimtek initially leased 2,520 square feet of space at Ashburn Technology Park.

The Dulles Association of Realtors, which provides educational support, training and services to the Northern Virginia residential real estate brokerage community, relocated its corporate headquarters to 21720 Red Rum Boulevard, a 54,120 square foot building. Tom Morrissey of Morrissey Commercial represented the tenant and Matt Holbrook and Danny Severn of St. John Properties represented the landlord in this transaction.

Located off Waxpool Road (VA Route 625) and Ashburn Village Boulevard, Ashburn Technology Park is in the center of the growing economic and residential populous of Loudoun County, with convenient access to the Dulles Greenway, Routes 28 and 7 and Loudoun County Parkway, and is near Washington Dulles International Airport. Additionally, the park is located in the midst of the on-going data center development boom with neighbors such as Sabey, Latisys, Verizon and many others. The buildings offer significant flexibility with wide column spacing and ample clear heights, abundant power and fiber opportunities and dock or drive-in rear loading options. Free surface parking is available.

“We are happy to support Brimtek’s continued expansion in Ashburn Technology Park. This Loudoun County location places Brimtek within close proximity to its federal customers in the Northern Virginia marketplace and the building’s interior was custom-tailored to satisfy Brimtek’s high-technology and high-security requirements,” stated Matt Holbrook, Regional Partner of St. John Properties. “In addition, the business park was a perfect match for the Dulles Association of Realtors, which relocated from the Leesburg area of Loudoun County. The Association has recently benefited from a substantial membership increase, with a large percentage of its new members situated in the Washington Dulles International submarket. With this move, the association now features an expanded training and educational facility and is more closely aligned to its member base.”
