St. John Properties Completes Redevelopment of Former Michael’s 8th Avenue Site

Caliber Collision and Harrison Cart Works sign leases in newly constructed flex building within Glen Burnie Business Center

BALTIMORE, MD (December 11, 2025) – St. John Properties, Inc. has signed two new leases at Glen Burnie Business Center, a seven-building business community in Anne Arundel County, cumulatively totaling more than 310,000 square feet of flex/R&D space. Caliber Bodyworks of Maryland, LLC signed a lease for 16,624 square feet and Harrison Cart Works, LLC inked a deal for 11,788 square feet. Both tenants plan to open at 132 8th Avenue in Glen Burnie, Maryland early next year. St. John Properties Leasing Representative Claire Metz represented the company in both transactions.    

St. John Properties recently reimagined the business park by demolishing the former Michael’s 8th Avenue banquet hall and speculatively constructing 132 8th Avenue, a 40,560 square foot flex/R&D building. This modern facility, designed to accommodate a wide range of businesses, is St. John Properties newest flex building in the BWI business corridor.

Caliber Bodyworks, doing business as Caliber Collision, provides a full range of auto collision and glass repair and replacement services for automobiles and trucks, as well as repair, diagnostic scanning, and calibration for large volume fleets. The group operates more than 1,800 centers in 41 states, including approximately 50 in Maryland. KLNB’s Joe Mekulski and Ryan Minnehan represented the tenant in the lease.

Harrison Cart Works, which provides outdoor power equipment and golf carts to businesses and consumers, will relocate from their current Gambrills location to the new Glen Burnie facility. Founded in 2013, the company primarily serves commercial landscapers, offering a product line that includes lawn mowers, golf carts, utility vehicles, generators, and handheld power equipment such as blowers and pressure washers. Harrison Cart Works offers products for sale and rental, as well as a large state-of-the-art service facility for most makes and models. Lee & Associates’ Samantha Eckels and Kate Jordan represented the tenant in the lease.

Located off MD Route 648 (Baltimore-Annapolis Boulevard) and Dorsey Road, Glen Burnie Business Center is comprised of more than 310,000 square feet of flex/R&D space and is situated approximately three miles from Interstate 695 (Baltimore Beltway) and BWI Airport, nine miles from Baltimore City and less than 35 miles from Washington, D.C.
