Raytheon Company Signs Lease with St. John Properties for 75,000 SF of space at The GATE Project in Aberdeen Proving Ground
BALTIMORE (December 14, 2009) – Raytheon Company (NYSE:RTN) has signed a lease with St. John Properties, Inc. for 75,000 square feet of space at The Government and Technology Enterprise (The GATE) project, a 413-acre business community within Aberdeen Proving Ground (APG) in Harford County. The Massachusetts-headquartered company expects to consolidate nearly 300 workers – presently contained within offices in Towson, Maryland and Fort Monmouth, New Jersey — to 6260 Guardian Gateway, a 75,000 square foot project that is under construction. The three-story, Class “A,” Leadership in Energy and Environmental Design (LEED)-certified building is expected to be delivered in fall 2010.
Last month, St. John Properties acquired a 60,000 square foot office building that is 100% leased and occupied by CACI International, as well as an adjacent 10-acre parcel of land that can support an additional 75,000 square foot office building. The Baltimore-based commercial real estate company has the capacity to build up to two million square feet of Class “A” multi-story and single-story space, as well as research and development (R&D)/flex space at The GATE project. The developer has the option to situate future buildings outside or inside the secure perimeter of APG.
Raytheon Company specializes in defense, homeland security and other government markets internationally. This new requirement supports the 2.4 million square foot campus that will house the Command, Control, Computer, Communication, Intelligence, Surveillance and Reconnaissance (C4ISR) Command operations that is under construction in close proximity to the developer’s Gate project on APG.
The LEED Silver-designed building will feature a high-efficiency HVAC (heating, ventilating and air conditioning) system, high performance windows, sustainable lavatory fixtures, a white thermoplastic polyolefin (TPO) roofing system, significant open space and wetland/forest preserves, drought-tolerant landscaping, and low VOC (volatile organic compounds) paints, carpets and adhesives. Additionally, the building will satisfy federal anti-terrorism/force protection standards providing Raytheon with the opportunity to sublease/license space to their federal customers.

The GATE is located immediately inside the main entrance to Aberdeen Proving Ground. St. John Properties is in the initial phases of the project, with five office buildings and research and development buildings under construction totaling more than 285,000 square feet of space. These projects are designed to satisfy the backlog of commercial real estate space that presently exists at the GATE project. Over the anticipated 20-year build-out of The GATE project, St. John Properties will invest a considerable amount of money for grading and the installation of necessary infrastructure improvements.
