KCI Relocating Corporate HQ and 300 Employees to North Park in Hunt Valley

Professional services firm KCI Technologies, Inc. will move their corporate headquarters to the North Park business community in Q2 2027.

Professional services firm with nearly 70 offices in 20 states and the District of Columbia, signs 53,344 square foot lease with St. John Properties at 6 North Park Drive

BALTIMORE, MDKCI Technologies, Inc. (KCI), a professional services firm with nearly 70 regional offices across 20 states and the District of Columbia, has signed a lease with St. John Properties, Inc. for 53,344 square feet at the North Park business community in Hunt Valley, Maryland. The 100-percent employee-owned firm plans to relocate its headquarters from Sparks to North Park, where it will occupy two and one-half floors at 6 North Park Drive. Approximately 300 KCI employees are expected to make the move in the second quarter of 2027. St. John Properties Leasing Representative Stephanie Caronna represented the landlord, and Joe Bradley and Mark Deering of MacKenzie Commercial Real Estate Services handled negotiations on behalf of the tenant.

As an engineering, consulting and construction firm, KCI is able to provide turnkey expertise to federal, state and local government agencies, as well as institutional and private-sector clients. Their team of more than 2,500 professionals offers technical expertise in transportation, resource management, water, environmental, technology, telecommunications, utilities, facilities, and construction services.

“Our real estate search focused on the northern Baltimore County area because we wanted to minimize disruption to our loyal workforce and are extremely familiar and comfortable with the business environment along the I-83 corridor,” explained Scott Riddle, KCI Energy Sector President, who added that the company’s headquarters were formerly located in 10 North Park Drive for nearly 20 years beginning in the 1990s. “The business community’s amenities, led by walkable restaurants and shops, immediate access to many other dining options, and the landlord’s plans for the business park were the initial draws. The expansive footprint and open space design of 6 North Park Drive will allow us to execute a layout that emphasizes collaboration and communication. We have worked extensively with St. John Properties, they are a proven commodity, and were willing to build multiple elements into the park that we were looking for.”     

North Park features on-site amenities including a conference center with kitchenette, fully-equipped fitness center, walking trails, and a full-service cafe. The business community offers convenient access to abundant retail and dining options, including the adjacent Hunt Valley Towne Centre, a mixed-use project anchored by Wegmans Food Markets. The location is transit-connected via the MTA light rail and bus routes and offers easy access to I-83 and I-695.

KCI’s lease continues the leasing momentum at North Park since St. John Properties acquired the portfolio last summer and launched a $2 million property improvement program. The upgrades have included modernized HVAC systems, renovated interior common areas, new signage and refreshed landscaping. Earlier this year, Solar Gaines, LLC signed a 15,036 square foot lease at 4 North Park to relocate its corporate headquarters and approximately 40 employees to the 23-acre business community at the intersection of York and Shawan Roads. In addition, locally-owned and operated Hannah’s Café is scheduled to open its second restaurant at 4 North Park Drive later this year.
