Intuitive Machines Expands at Cromwell Business Park With New 21,000 Square Foot Lease
Houston-based space exploration company expected to increase its workforce to 40 employees at BWI Airport-area business community, developed by St. John Properties
BALTIMORE, MD (May 28, 2024) – Intuitive Machines, a diversified space exploration, infrastructure, and services company, has signed a new 21,117 square foot lease at Cromwell Business Park with St. John Properties, Inc. The Houston-based company signed its first lease with St. John Properties for 1,360 square feet of space in 2021, currently leases 3,600 square feet at BWI Commerce Park, and plans to occupy 881 Cromwell Park Drive this fall. Approximately 20 employees will initially work at the facility, a number that is expected to grow to 40 by the end of next year. St. John Properties’ Lacey Johansson represented the landlord in this transaction.
Intuitive Machines is focused on fundamentally disrupting lunar access economics. Earlier this year, Intuitive Machines successfully landed the Company’s Nova-C class lunar lander named Odysseus on the Moon, returning the United States to the lunar surface for the first time since 1972.
The space at Cromwell Business Park will be utilized to build and test space-flight equipment and hardware, and includes an office component along with a climate-controlled warehouse that is predominantly used for the testing process. The staff consists primarily of mechanical and aerospace engineers, as well as electromechanical technicians and related engineering support staff.
“Intuitive Machines continues to innovate and capture new business, and we need more space to perform our work and additional employees to work on the new and existing projects,” stated Jon Kraeuter, a senior mechanisms engineer at the Company’s Maryland office. “Our new facility will be approximately 70 percent warehouse and 30 percent office space and, because it is new, we are able to execute a build-out that is tailored to fit our exact needs. The Baltimore-Washington corridor is fertile ground for finding talent to fill our positions and nearly 90 percent of our local employees are University of Maryland graduates.”
Cromwell Business Park, a 165-acre business community located in the Glen Burnie section of Anne Arundel County, includes 16 flex/R&D buildings, three single-story office buildings, three retail building and several free-standing pad sites comprising nearly 900,000 square feet of space. Quick-service restaurants Chipotle Mexican Grill, Charleys Cheesesteaks and Wings, Hibachi Express and TropQ Pizza are expected to open within the business community later this year, joining retailers including Aviation Deli & Grill, 7-11, Royal Farms and Starbucks Coffee.
The business community is situated off Interstate 97 at Dorsey Road, and is less than two miles from BWI Thurgood Marshall Airport, three miles from Interstate 695 (Baltimore Beltway), 10 miles from Baltimore and 14 miles from Columbia.
“Intuitive Machines has exhibited impressive growth since becoming a client in 2021. The St. John Properties team has been proud to provide real estate solutions to support their historical space missions,” stated Matt Lenihan, Senior Vice President, Leasing for St. John Properties. “Companies such as Intuitive Machines are attracted to Cromwell Business Park by the business community’s strategic positioning adjacent to BWI Airport, best-in-class flex/R&D buildings and wide range of walkable amenities.”
