Valley Grove Expands Retail Mix with Seven New Tenants

Chicken Salad Chick, the nation’s only fast-casual chicken salad restaurant concept, hosted a grand opening event for their first Utah location at Valley Grove on June 9th.

Leases with Columbia Bank, Chicken Salad Chick, LongHorn Steak House, Mrakki Brow Bar, Only Crowns, Stella’s Ice Cream, and quickgreens cumulatively more than 20,000 square feet

PLEASANT GROVE, UTValley Grove, the mixed-use community located in Pleasant Grove, Utah, has added seven new retailers, further expanding its retail mix following the addition of nine retailers last year.The recent leasing activity totals more than 20,000 square feet of space at St. John Properties, Inc.’s 128-acre development, located directly adjacent to Interstate 15 and Pleasant Grove Boulevard. St. John Properties Vice President of Leasing Scott Gifford represented the landlord in each transaction.

The new retailers include Columbia Bank, Chicken Salad Chick, LongHorn Steak House, Mrakki Brow Bar, Only Crowns, Stella’s Ice Cream, and quickgreens.

Columbia Bank, a subsidiary of Tacoma, Washington-based Columbia Banking System, Inc. (Nasdaq: COLB) leased 3,100 square feet at 2067 W. Pleasant Grove Boulevard. The full-service financial institution, which provides banking, investment, and wealth management services to individual and commercial customers, maintains more than 350 locations across the northwest United States. Brandon Huntsman of Colliers International represented the tenant.

Chicken Salad Chick, the nation’s only fast-casual chicken salad restaurant concept, chose Valley Grove as the site for its first location in Utah. The hosted a grand opening event at the 2,461 square foot space at 2093 W. Pleasant Grove Boulevard on June 9th. Five additional Utah sites are planned for the franchise which currently operates 325 restaurants in 22 states. Chicken Salad Chick serves made-from-scratch Southern-style chicken salad, fresh side dishes, sandwiches, soups, and desserts. Troy Hardy of Newmark Mountain West represented Michael Mills, the local franchise owner.

American casual-dining restaurant chain LongHorn Steakhouse executed a ground lease on a 1.2-acre site at the corner of North County Boulevard and Mountain View Lane and will occupy a 5,780 square foot build-to-suit building. With a focus on serving “expertly-grilled” steaks, the concept also offers American classics such as barbecue ribs, chicken, salmon, shrimp, and hamburgers. LongHorn Steakhouse operates more than 500 locations nationally, including six in Utah. Steve Bowler of Colliers International represented the tenant.

Mrakki Brow Bar is opening its second Utah location with its lease of 4,802 square feet at 2086 W. Grove Parkway. The concept, which operates a facility in Lehi, provides a full complement of permanent brow services including brow lamination, waxing, and tinting. They also provide tattoo, laser hair, and microblading removal. Shad Webb of Newmark Mountain West represented owner Kaylee Young.

Only Crowns, a specialty dental practice group focused on dental crown restoration, signed a lease for 1,238 square feet at 2067 W. Pleasant Grove Boulevard. Only Crowns presently maintains facilities in Idaho, Utah, and Nevada, and will soon be expanding into Arizona, Florida, and North Carolina. Sam Goodrich of CARR represented Dr. Curtis Clark.

Stella’s Ice Cream recently opened within a 1,991 square foot space at 2067 W. Pleasant Grove Boulevard. The nationally-franchised ice cream parlor serves a variety of hand-crafted products including sundaes, sandwiches, and dairy-free varieties, as well as baked goods, milkshakes, and floats. The Valley Grove location is equipped with an indoor seating and gaming area. Cason Acor of Newmark Mountain West represented Hilltop Treats, LLC.

Quick-serve restaurant concept quickgreens will open its second Utah-area location within a 1,877 square foot space at 1051 S. Valley Grove Way,joining its flagship location in Saratoga Springs. The restaurant offers a full range of nutrition-based menu options such as bowls, wraps, salads, protein drinks, and its specialty quickCup – featuring the customer’s choice of protein and rice or quinoa. quickgreens also offers, quickCrisp, a kid’s meal which includes cheese bread and a side of fruit or vegetable.

Nearly 155,000 people reside within a five-mile radius of Valley Grove and the average household income exceeds $103,000. More than 225,000 vehicles pass the business community daily via Interstate 15, with an additional 60,000 passing the site each day via Pleasant Grove Boulevard. The business community is situated 12 miles from Provo, and 35 miles from Salt Lake City.

Five retail buildings totaling nearly 55,000 square feet of space were recently delivered alongW Pleasant Grove Boulevard, Valley Grove Way, and Mountain View Lane at Valley Grove. The single-story inline retail buildings offer drive-through opportunities and patio seating.

Restaurants and retailers at Valley Grove currently include Café Rio, Chick-fil-A, Da Cloud Boba Shoppe, Feather Hat Bar, The Great Greek Mediterranean Grill, Jersey Mike’s Subs, Massage LuXE, MilkShake Factory, Panera Bread, Starbucks, Slim Chickens, Verizon, Wayback Burgers, and Village Baker. A 34,000 square foot Tesla dealership is also contained within the business community.
