St. John Properties Signs First Lease at Berry Pointe in Waldorf with Chesapeake Potomac Regional Cancer Center as Inaugural Tenant

Oncology radiation treatment center leases 11,152 square feet of space at new mixed-use business community with plans to open in early 2026

BALTIMORE, MD – Oncology radiation treatment provider Chesapeake Potomac Regional Cancer Center (CPRCC) has signed a lease with St. John Properties, Inc. for 11,152 square feet of space at Berry Pointe in Waldorf, Maryland. This represents the inaugural lease for the 82-acre mixed-use business community which, upon completion, will consist of nearly 635,000 square feet of single-story commercial office, flex/R&D, and retail space, along with five pad sites. St. John Properties broke ground on the first phase of development last fall and is expected to deliver 2385 Monument Place this spring. CPRCC intends to initiate operations within the 50,160 square foot flex/R&D building in early 2026. St. John Properties Leasing Representative Mike White represented the landlord, and ReMax Commercial’s Joe Wustner represented the tenant in this transaction.

“Our pressing need for expanded space drove this real estate requirement,” stated Arnie Able, Executive Director, Chesapeake Potomac Regional Cancer Center. “With this new facility, we will have the opportunity to significantly modernize our equipment, add staff, and be in a position to service a higher volume of patients. Berry Pointe is strategically located for ease of access, and the ground floor space is also a significant amenity for our patients. It might seem a bit unusual for a use of this kind perhaps to not be located in a multi-level medical office building cluster, but our presence in a smaller business community will make it much easier for patients to navigate for this essential care.”

CPRCC operates two radiation treatment facilities serving Charles, Calvert, and St. Mary’s counties. CPRCC has served Southern Maryland communities for nearly two decades, providing modernized radiation treatment services to patients closer to their homes. The clinical team includes four established radiation oncologists and nearly 30 other healthcare specialists to provide coordinated multidisciplinary cancer care. 

According to Able, the extensive tenant build-out also factored into the final choice. “We have many highly customized needs including the placement of customized vaults that house linear accelerators which requires significant quantities of concrete and other materials for adequate shielding,” he said. “Completing that extensive construction within the ground floor level makes the process achievable – coordinating with St. John in the early phase of their building makes the process all that easier and more efficient.”      

Berry Pointe is positioned along Berry Road (MD Route 228) near Crain Highway (US Route 301). Upon completion, the project is expected to support more than 2,300 jobs. St. John Properties intends to speculatively develop 16 buildings totaling more than 550,000 square feet of the company’s signature flex/R&D space, and approximately 60,000 square feet of single-story commercial office. Approximately 70,000 square feet of retail space will also be built to provide convenient amenities for tenants and employees of the business park, as well as the surrounding community. The retail component will consist of two in-line buildings and five pad sites.

St. John Properties’ Phase I plans include development of two flex/R&D buildings consisting of approximately 98,000 square feet of space at 2385 Monument Place and 10580 Liberty Bell Place, and three retail pad sites. Phase I is expected to be completed in Q2 2025. The commercial office buildings and remaining flex/R&D and retail space will be phased based on leasing pace. The company’s flex/R&D product serves a broad array of end-users from high-tech companies with majority office needs, to light manufacturing and warehousing, as well as government contractors, professional services, and a variety of small businesses.        

The flex/R&D buildings included in the first phase of development front Berry Road, and the business community will have two access points with signalized intersections. Berry Pointe is positioned approximately 15 miles from Interstate 495 (Capital Beltway), 18 miles from Alexandria, VA, and 25 miles from the heart of Washington, D.C.
