St. John Properties Signs 35,000 Square Feet of New Leases at Cromwell Business Park Near BWI Airport

Devere Insulation Home Performance leases 18,360 square feet, CRS of Hanover inks 12,000 square foot lease, and N. Glantz & Son expands presence by 4,500 square feet

BALTIMORE, MD (June 4, 2026) – St. John Properties, Inc. has recently completed nearly 35,000 square feet of leasing activity at Cromwell Business Park, a 24-building, 165-acre mixed-use business community situated adjacent to BWI Airport in Anne Arundel County, Maryland. Devere Insulation Home Performance leased 18,360 square feet at 799 Cromwell Park Drive, CRS of Hanover inked a lease for 12,000 square feet at 796 Cromwell Park Drive, and N. Glantz & Son expanded its presence within the park by 4,500 square feet. St. John Properties’ Vice President of Leasing Lacey Johannson represented the landlord in all three transactions. 

Devere Insulation expanding within St. John Properties portfolio for second time

Devere Insulation Home Performance is consolidating three spaces at International Trade Center in Glen Burnie into a larger facility within Cromwell Business Park, representing the second time the company has expanded within the St. John Properties portfolio. The group, which installs residential insulation systems, got its start with 12 employees and three trucks at BWI Commerce Park in 2013. Devere Insulation expects to take occupancy of its new space this summer to accommodate 80 employees and more than 20 service vehicles. CBRE’s Mike Roden represented the tenant in this transaction.

“With a geographic footprint covering the entirety of Maryland and stretching into the District of Columbia, maintaining a presence in the corridor enables us to serve a large swath of residential homes,” explained general manager Michelle Griffith. “Continued growth prompted us to search for a larger facility to accommodate our employees and the storage of supplies, and the prototypical St. John Properties flex building has worked seamlessly for us since our inception,” she added.

First Content Recovery Specialists franchise coming to Maryland

Headquartered in Pennsylvania, Content Recovery Specialists is engaged in the recovery and restoration of personal and commercial property, according to local franchise owner Damon Stinger, Sr. who expects to initiate operations in early August, representing the company’s first Maryland location. The company works with restoration companies and insurance adjusters following traumatic events such as fires or water damage with the removal, restoration, and storage of belongings. Following the completion of repairs to the property, CRS of Hanover subsequently returns all goods to the premises. At full employment, Stinger estimates 15 to 18 people will work from the facility. Brooke McAdam of Rosso Commercial Real Estate Services represented the tenant in this transaction. 

“The results of our search pinpointed Cromwell Business Park as the epicenter for our franchise area encompassing Anne Arundel, Baltimore, Howard, Montgomery, and Prince George’s counties,” said Stinger. “We were fortunate to secure a space utilized by a former restoration company, so the tenant build out will be fairly simple and expedited. The part-office and part-warehouse configuration of the building perfectly suits our needs.”

N. Glantz & Son increases size of regional office to 12,000 square feet

N. Glantz & Son, a family-owned wholesale distributor of signs, lighting, and graphic supplies, has maintained its regional offices at Cromwell Business Park since 2005. The Louisville-based company, which was founded in 1906, signed a lease expansion for 12,000 square feet at 796 Cromwell Park Drive, increasing their footprint by 4,500 square feet. N. Glantz & Son operates more than 20 locations nationally. Ketch Secor and Graham Sevy of MacKenzie Commercial Real Estate Services represented the tenant.  

Both 796 and 799 Cromwell Park Drive are flex/R&D buildings comprising 59,520 and 66,240 square feet respectively. Each building is equipped with 16-foot ceiling heights and rear dock and drive-in loading, and surrounded by a free, surface parking lot. The business community is situated two miles from BWI Airport, less than two miles from MD Route 100, three miles from Interstate 695, and four miles from MD Route 295. Retailers at Cromwell Business Park include Starbucks Coffee, Chipotle, Charley’s Cheesesteaks, Hibachi Express, 7-Eleven, Royal Farms, Subway, Los Portales, and WildFlower Stem + Sundry.

Cromwell Business Park maintains an 85% occupancy rate across its flex and office portfolio. With its existing retail offerings nearly fully leased, St. John Properties recently completed construction of two new inline retail buildings: 901 Cromwell Park Drive, totaling 12,793 square feet, and 891 Cromwell Park Drive, totaling 8,165 square feet.
