St. John Properties Celebrates Groundbreaking of Ashburn Crossing’s Final Phase
Speculative 92,520 square foot flex/R&D buildings to be constructed immediately, and a second 98,880 square foot building to commence based on leasing pace at 80-acre business community
ASHBURN, VA – More than 100 attendees, including Loudoun County political leaders, economic development officials, commercial real estate brokerage professionals, and local business leaders, joined St. John Properties, Inc. to celebrate the groundbreaking for the final phase of Ashburn Crossing. Ashburn Crossing is an 80-acre mixed-use business community located at the intersection of Gloucester Parkway (VA Route 28) and Loudoun County Parkway (VA Route 607) in Ashburn, Virginia. With the construction of new flex/R&D buildings in Northern Virginia a rare occurrence of late, the gathering celebrated the uniqueness of the new buildings. St. John Properties, a national commercial real estate development and management company, is proceeding immediately on speculative development of a 92,520 square foot flex/R&D building at 21265 Ashburn Crossing Drive, with delivery scheduled for early 2026.
The developer further revealed its intentions at the event to initiate activity on a second 98,880 square foot speculative building at 21205 Ashburn Crossing Drive, in anticipation of demand based on the leasing pace of adjacent buildings by St. John Properties. At final build-out, Ashburn Crossing will include 11 buildings totaling nearly 550,000 square feet of commercial space, as well as a retail pad site designated for a convenience store.

Our philosophy is to anticipate the needs of our current and future clients, and stay ahead of leasing demand. These single-story commercial flex/R&D buildings are designed to meet the varied needs of multiple industry sectors.

Loudoun County officials universally praise next phase of Ashburn Crossing
Loudoun County economic development officials and business leaders praised St. John Properties for its continued investment in the region, while providing commercial real estate product which creates jobs and helps retain businesses in the local area.

Erickson provides a tremendously important product to Loudoun County residents, and we have a long history of working closely together.”
“The vacancy for flex/office space in Loudoun County is approximately one percent, which is an all-time low, and we have tremendous confidence in proceeding with Phase V of Ashburn Crossing.” Holbrook added. “Flex buildings are great for nearly any sized company and with a daytime employee population, attract higher quality retail uses to business communities.”
Ashburn Crossing is less than three miles to both the Loudoun Gateway and Ashburn Silver Line Metro Stations, with Dulles International Airport four miles south and the Capital Beltway 14 miles east. The shops and restaurants at One Loudoun are immediately adjacent to the business community, the Dulles Toll Road (VA Route 267) is less than three miles away and Washington, D.C. can be accessed in approximately 30 minutes. Tenants currently leasing space within Ashburn Crossing include CIS Secure, CPG, Power Solutions, and the U.S. Federal Aviation Administration.
