Sherwin-Williams Company Leases Space with St. John Properties for Two Locations Totaling 13,000 Square Feet of Space

Company will open 9,000 square foot space to service commercial paint contractors at Timonium Exchange, and 3,708 square foot retail store at Magothy Beach Plaza

BALTIMORE, MD The Sherwin-Williams Company has signed two leases with St. John Properties, Inc. at Timonium Exchange in Baltimore County and Magothy Beach Plaza in Anne Arundel County, cumulatively totaling approximately 13,000 square feet of space. The paint and coating company intends to open at 9,000 square foot space serving primarily commercial paint contractors at Timonium Exchange. Additionally, Sherwin-Williams is planning a 3,708 square foot retail space for Magothy Beach Plaza, with a planned opening this December. Michael Sacks of St. John Properties represented the landlord in the Timonium Exchange lease. Eric Llewellyn of St. John Properties represented the landlord and Matt Copeland and Cooper Henry of KLNB represented the client in the lease at Magothy Beach Plaza.

“We have been looking for a great location in Pasadena for quite some time and believe Magothy Beach Plaza, given its placement within a high-density residential area and existing tenant base, represents a terrific spot,” explained Chris Maylott, Senior Real Estate Representative for The Sherwin-Williams Company. “Because so many consumers own both primary and secondary houses in Pasadena, we believe the market is extremely fertile and offers long-term opportunities for a new paint store. “The Timonium Exchange location will be significantly larger than our prototype and is designed to primarily handle bulk orders requested by commercial paint contractors, but retail customers will also be welcome,” added Maylott. “We are familiar with the Timonium-Lutherville-Towson-Hunt Valley market and they are also extremely strong with growing demographics. Our job is to distribute as much paint to our customers in the region as we possibly can, and this store provides us with the capacity to fulfill our promise of excellent service to our existing and future customers. In general, the paint industry has been riding the home improvements wave, with consumers spending more time living and working in their residences during the pandemic. Changing a room’s paint color or refreshing the paint is among the easiest ways to make a difference.”

Magothy Beach Plaza is a nearly 30,000 square foot retail center located at the intersection of MD Route 100 and Mountain Road, and is adjacent to St. John Properties’ Lakeshore Plaza. Tenants include Pivot Physical Therapy, Mutiny Pirate Bar and Ledo’s Pizza. Nearly 130,000 consumers reside within a five-mile radius, with household incomes approaching $120,000. Lakeshore Plaza features nearly 145,000 square feet of space and is anchored by Safeway, Ace Hardware, Two Rivers Steak & Fish House and Dollar General.

 Timonium Exchange, located near the intersection of Interstate 83 and York Road, features nearly 200,000 square feet of flex/R&D and retail space, and is equipped with 18 to 20-foot ceiling heights and drive-in or front-loading docks. More than 22,000 vehicles pass the site on a daily basis, and nearly 80,000 people, with a household income approaching $135,000, live within a five-mile radius.
