Quiddity Engineering has signed an 8,060-square-foot lease at Westinghouse Crossing, a 35-acre mixed-use business community in Georgetown, Texas.

AUSTIN, TX – St. John Properties, Inc. has signed an 8,060-square-foot lease with Quiddity Engineering, marking the first lease at Westinghouse Crossing, a 35-acre mixed-use business community in Georgetown, Texas. The commercial real estate development and investment company has delivered two flex/R&D buildings comprising nearly 100,000 square feet of space, as part of the larger plan to construct seven buildings totaling approximately 225,000 square feet of flex/R&D, single-story office, and retail space. St. John PropertiesLeasing Representative Joshua Rolfe represented the landlord and Grant Schiro of Stream Realty represented the tenant.

Headquartered in Houston, Quiddity Engineering operates four offices in Central Texas, with additional locations across Texas and Florida. The company provides civil engineering, planning, surveying, and consulting services to clients involved in multifamily and master-planned residential communities, as well as the wastewater treatment industry. The company expects to open its new office at Westinghouse Crossing by the end of this year and expand employment to approximately 55 professionals.

Quiddity Engineering is relocating to Westinghouse Crossing from its current location in Round Rock with the team constituting “a healthy mix of Quiddity Engineering staff including members of our Development, Public Works, and Transportation teams,” according to Ryan Quinn, Central Texas General Manager for Quiddity Engineering. “Westinghouse Crossing stood out as the ideal fit to accommodate our current footprint, while ensuring we can seamlessly service our clients.”  

St. John Properties’ Austin regional office will relocate to its new headquarters at 5307 N. Mays St. this fall. Harlander expects to increase staffing to approximately 10 professionals in response to continued momentum, leading to the growth of the in-house development, construction, leasing and property management teams.

Spec suite available for immediate occupancy

In addition to these two new offices, St. John Properties has delivered a 3,030 square foot speculative suite at 5307 N. Mays Street, a “move-in ready” space that is configured as 30 percent office and 70 percent warehouse and includes a reception area, small conference room, two private offices, a break area, a warehouse component and dock high loading. The spec concept significantly quickens move-in schedules, providing immediate turn-key spaces for prospective tenants. St. John Properties is bullish on meeting tenant’s urgent demands and continues to build out the spec suite program to accommodate a diverse array of requirements.

Westinghouse Crossing is in Williamson County in the North Austin metropolitan area, and is adjacent to the master-planned communities of Teravista and Vista Vera, the Round Rock Premium Outlets, and Baylor Scott & White Medical Center. More than 700,000 people are employed in the immediate area, and approximately 300,000 people reside within a seven-mile radius with an average household income approaching $160,000. The site offers direct access to Interstate 35, Texas State Highway 130 and FM 1431, and Austin-Bergstrom International Airport is 25 minutes away. The average household income in the immediate area is nearly $112,000.

A 1.4-acre pad site, suitable for a free-standing restaurant or medical/healthcare user is also available.
